With the busy real estate season ahead of us, it’s good to know the hottest neighborhoods! It’s no surprise that North Austin and Northwest Hills/Far West are popular neighborhoods, but East Austin has several hot spots with properties relatively reasonably priced and a not on the market very long. Beginning at the southern East Austin tip is McKinney with an average price of $191,000 and just 17 days on the market! Just north Riverside is growing in popularity, with an average price of $266,500 and an average of 28 days on the market. Montopolis is a nearby area that is also making waves, with an average price of those homes at $226,000 and an average of only 8 days on the market. Just north of Riverside and Montopolis is Johnston Terrace, with an average price of $299,000 and an average of 39 days on the market. Further north you have St Johns, with an average home price of $257,000 and an average of being on the market 48 days. Just beyond St Johns is Windsor Hills, with an average home price of $229,000 and an average of being on the market 20 days. With so many of the East Austin neighborhoods gaining in popularity, the increase in prices are pushing homebuyers to the outskirts of the area where more affordable housing is available. Being Downtown is still a plus for many, but going just outside provides a great balance of proximity to public transit, shopping, restaurants and typically larger properties with a smaller price tag!
